Property for Sale in Valencia: The 2026 Buyer's Guide

Why Buy Property in Valencia?

Valencia is Spain's third city — and arguably its most liveable. With the futuristic City of Arts and Sciences, 5km of urban beaches, and a historic old town that's been beautifully restored, it offers big-city culture at a fraction of Madrid or Barcelona prices.

It was named European Green Capital in 2024, and it's easy to see why: 300+ days of sunshine, 150km of cycle lanes, and Europe's largest urban garden (the old Turia riverbed, now a park that runs through the city).

Valencia Property Prices in 2026

Valencia is the most affordable of Spain's big three cities:

  • City centre apartments: from €120,000
  • Beachfront apartments: from €250,000
  • Family townhouses: from €300,000
  • Suburban villas: from €350,000

The average price per square metre is around €1,800 — roughly 40% cheaper than Barcelona and 50% cheaper than Madrid.

Rental yields run 5–7%, supported by a growing tourist market and a large student population.

Pobles del Sud

Suburban areas to the south — family homes with gardens, close to the Albufera nature park. Villas from €350k.

La Albufera

Countryside and rice paddies just south of the city. Rustic fincas and country homes. From €250k.

If you want city living without the price tag, Valencia is the clear winner.

Getting There & Getting Around

Valencia Airport (VLC) has direct flights from London, Paris, Amsterdam, Frankfurt, and most European capitals. The AVE high-speed train reaches Madrid in 1.5 hours.

The city has an excellent metro, bus, and tram network, plus a bike-share system and the extensive Turia park cycle path.

Lifestyle & Culture

Valencia is famous for:

  • Paella — it was invented here
  • Las Fallas — the city's explosive March festival (UNESCO heritage)
  • City of Arts & Sciences — Calatrava's masterpiece
  • Malvarrosa beach — 5km of golden sand
  • La Albufera — a freshwater lagoon and nature reserve
